Furniture and Customisation:

Ownership Options:

Freehold and split leasehold options are available.

Under the freehold option, the land and villa are transferred in accordance with the agreed ownership structure.

Under the split leasehold option, the buyer enters into a registered land lease directly with the landowner and receives a registered right of superficies. The land lease and right of superficies are registered at the Land Office.

The land remains owned by the landowner, while the registered right of superficies separates ownership of the villa building from ownership of the land. This allows the buyer to own the villa structure while leasing the land beneath it.

Depending on the stage of construction, the completed villa building is transferred to the buyer or the building permit is issued in the buyer’s name.

The land-lease amount is 4,000,000 THB and must be paid in full at the beginning of the lease.

Registration and Transfer Fees:

For the freehold option, the transfer-related fee is estimated at approximately 6% of the declared value of the land and villa.

For the split leasehold option, the land-lease registration fee is estimated at approximately 1.5% of the registered lease amount. Based on a lease amount of 4,000,000 THB, the estimated registration fee is approximately 60,000 THB.

These fees are payable in addition to the advertised villa price. Final registration and transfer fees are calculated by the Land Office at the time of the transaction.
