Land Payment Terms:

Construction Commencement:

Construction Payment Schedule:

• Construction price: ฿26,000,000

• First payment – 40%: ฿10,400,000, payable at construction commencement

• Second payment – 25%: ฿6,500,000, payable approximately five months after commencement, once the roof beam is completed

• Third payment – 25%: ฿6,500,000, payable after the next approximately five-month construction stage, once the walls, plastering, first-fix electrical work and first-fix plumbing are completed

• Final payment – 10%: ฿2,600,000, payable upon villa handover

Ownership:

The land is available through company freehold ownership only. A leasehold option is not available.

The purchaser must establish a new Thai company to acquire the land. An existing company belonging to the developer or seller will not be transferred with the property.

The building permit may be issued either in the purchaser’s personal name or in the name of the purchaser’s company.

Foreign nationals generally cannot own land in Thailand directly in their personal names. Any Thai company used to acquire the land must have a genuine, lawful ownership structure and business purpose.

The land title, company structure, access rights, building permit, construction agreement, taxes, transfer fees and all related documents should be independently reviewed by a qualified Thai property lawyer before payment.
